Atlanta
high rise shuts down for 72 hours to allow Suwanee
company to replace main electrical equipment
ATLANTA,
December 2, 2002 – The
Equitable Building, one of Atlanta’s premier high
rise office buildings, shut its doors and closed
down completely over Thanksgiving weekend to permit
the Tibs Group to replace the electrical system for
the entire 33-story building. For three days,
the whole facility was shut down to allow Tibs, a
Suwanee-based electrical services and technology
solutions company, to send a team of over 20 Tibs
electricians and technicians to tear down and
rebuild Equitable’s four 4000 amp main switch
gears totaling 16,000 amps of electrical power. When
the employees of Equitable tenants, companies such
as Ticketmaster, Accenture, Cigna Healthcare, the
Georgia Technology Authority and many prominent
attorneys, returned to the building Monday after
Thanksgiving, “there was hardly any indication
that the electrical systems had been worked on at
all,” said Darryl Carter, Chief Engineer for
Lincoln Property Company, the company that manages
the downtown Atlanta landmark. The
retrofit was a preventive maintenance measure to
ensure the building’s future electrical
reliability as well as its compliance with the
National Fire Protection Association (NFPA) and the
National Electrical Code (NEC), according to Jeff
Conner, Tibs Senior Engineer, who designed and
engineered the project.
“The facility’s electrical system, which
was installed in the mid 1960’s, was due a major
overhaul. A
project of this scope shows the commitment level
Lincoln Property has to its customers.” Planning
for the project actually began six months ago, when
the Lincoln Property Company Management Team –
Carter and Pam Pruet, Assistant Property Manager –
and Tibs Project Management Team – Greg Churchill,
Rexx Thomas, Allan Cox and Conner – began planning
and prepping for the project.
“This
game is won during preparation,” Conner added.
“With such a short fuse on the clock and so
much to do, there was absolutely no room for error.
Our success depended on our team members
knowing their areas of responsibility, properly
executing their assigned tasks, and assuring
complete follow-through on the quality and safety
checks to make sure everything is right.
In the electrical business, we have to be
precise.” During
the month preceding the shutdown, Lincoln’s Carter
and Pruet held weekly meetings with Equitable tenant
to identify and address key areas of concerns and or
potential roadblocks that could occur during and/or
after the electrical shutdown. Tibs team members
participated in those meetings and were key players
fielding “technical questions and issues”
expressed by the tenants, said Pruet. “Our
goal was to keep each tenant fully apprised of the
scope and dynamics of this job, and to eliminate any
unnecessary setbacks that could disrupt their
business operations after electrical power was
restored,” she said.
The weekly meetings were paramount in
conveying the complexity, magnitude and scale of the
job. Team meetings were a huge step in illustrating
the integrity of “total team spirit” for Tibs,
Lincoln Property Company and the building’s
tenants, all working together to ensure a successful
endeavor, with minimal impact to the tenants, Pruet
added. “Because
most of the building’s electrical system was
antiquated,” said Carter, “Tibs spent a great
deal of time doing extensive research and cross
referencing to make sure that we had ordered the
right equipment.”
